Building has begun on a significant £15 million industrial development near the M6, funded by Together, a North West lender. The financial backing facilitates a joint venture led by property entrepreneur Oliver Morley and Barnfield Construction. Encompassing a 135,000 sq ft space, the project includes a warehouse, a manufacturing area, and office facilities.
The unique feature of the site includes its location visibility from the motorway and the East Lancashire Road. The development is anticipated to complete by spring, with discussions already underway with interested tenants. Oliver Morley expressed satisfaction with the start of this high-tech facility, highlighting its strategic location and advanced infrastructure. He noted the challenges faced in securing planning permission and funding amid a volatile market.
Project leaders expect the site to generate substantial demand upon completion, estimating the creation of 300 to 400 jobs, thus providing a significant economic uplift for the region. This development represents the second phase at Haydock Green, following the previous sale of a 373,000 sq ft warehouse to Warrington Borough Council.
Future plans for the site include additional warehousing and a self-storage facility.
