The former Denton Baths site, vacant since its demolition in 2020, is set to undergo a significant transformation into an affordable housing project. The site, formerly opposed for closure by local swimming groups, will find new purpose as developers plan a modern apartment complex.
Developers Collaborate Living Ltd and Irwell Valley Homes received planning approval on October 16 for the construction of a 35-home development. All units will be made available at affordable rent prices, capped at a maximum of 80% of the prevailing market rate, offering a financially accessible option for local residents.
Positioned adjacent to Victoria Park and in close proximity to essential amenities such as shops, schools, and healthcare facilities, the new development is strategically located. The proposed three-storey building will include 11 ground floor apartments and 24 two-bedroom flats spread across the upper floors, supported by 24 parking spaces and adequate cycle storage facilities.
The initial design outlined a four-storey complex with 46 homes, but revisions were made following input from local residents and Andrew Gwynne, the local MP. These adjustments demonstrate the developers’ commitment to considering community feedback and ensuring the new development aligns with local needs.
Documentation accompanying the planning application highlighted the benefits of the project, stating, ‘It will regenerate a brownfield site and offer diverse housing options to foster community diversity.’ The proposal also emphasises environmental sustainability, given its location amidst an established residential area with excellent public transport links.
