Planning officers’ detailed 208-page report acknowledges that the development will significantly impact the local green belt. However, they argue that the economic, environmental, and social advantages outweigh the anticipated harm. The report cites ‘very special circumstances’ that justify the development, considering the national economic benefits as a decisive factor.
The proposed headquarters, occupying 275 acres in Ansty, is poised to become one of the largest of its kind in the UK. It will feature five warehouses, collectively spanning 3.3 million square feet, alongside a 100-bed hotel, new retail concept spaces, office buildings, a gym, sports facilities, multi-storey car parks, and a helipad.
The development is expected to contribute around £9 million in business rates to the local council, providing significant revenue for the region.
